Planning Your Remodel: The Step You Don’t Want To Skip

Now that you have finished working on designs, picking out cabinets, flooring and appliances – you have finally decided to take the plunge and remodel your kitchen!

After all that time spent planning, you survived the minor panic attacks and picked the right licensed and reputable contractor. But did you plan for unforeseen circumstances?  Chances are, you didn’t. Failure to plan for uncalculated damages and issues can result in disaster and instant remodel remorse.

An undetected water leak behind the kitchen cabinets caused structural problems, along with sheet rock, insulation, and wiring damage. In the case of this project, the wall fell into the kitchen once the cabinets were removed.

Having a contingency fund of 10-20% should be a priority during the planning stages. If your project  budget is maxed out, don’t pick a start date until you have established a reserve fund.

Unfortunately, these are real images from a recent project. The water damage was caused by a rotted, galvanized drain pipe and leaking windows. This sort of damage can add $3,000-$5,000 in costs to the project.  That is the last thing you want to hear when your budget is maxed out!

At this point, there are only two options: one, pay the contractor the additional costs. Two, put the project on hold until you can come up with a new plan. Either way, this is not a position you want to find yourself in.

When you have a reserve fund, you’re covered and prepared for almost any situation. What’s the worst that can happen? You don’t run into any issues and your reserve fund has now turned into a vacation fund. Take a trip – you’ve earned it!
